It’s not easy leaving your parent’s place for the first time to move out into the wide–open world, but everyone may do it eventually. You get the itch to act independently and get sick of parents and siblings always hanging around. It may be time to have your own personal space or may be a friend is moving and needs an extra housemate to cover the rent. Either way, it doesn’t hurt to find out more about what your rights and responsibilities are when renting a property. It could mean the difference between living in a fun home, or a 24 hour soap opera. Check out the facts.

TENANCY FACTS

What type of accommodation are you looking for?
  • Shared: both names on lease or one?
  • Boarding: Not covered by the Tenancy Act (you are a Leasee – not a tenant)
  • Option payment issues when you apply: you are obligated to accept the property if they select you, so pay for one application at a time.
Application Forms/Contract:
  • Hidden costs – read the contract!
  • Issues – take notes!
  • Type of accommodation – house, flat
Property report:
  • Fill it out and return to the owner/agent immediately
  • Keep a copy – this is written evidence
REMEMBER, no matter WHAT THE PROBLEM
  • Always pay your rent
  • Document everything
  • Ask for a reasonable time response. This puts the responsibility to reply back onto the landlord.
OTHER ISSUES
  • Discrimination
  • The peace and quiet clause is there for you too
  • Ability to sign the lease: your employment; referees; can you pay the rent?
